# Pango

> Pango (pangoapp.co.tz) is a mobile-first rental management app for landlords in Tanzania. It replaces paper contracts, notebooks and WhatsApp groups with digital tenancy contracts signed by SMS code, rent tracking, automatic SMS reminders, deposits, move-out inspections, expenses and profit per unit. Swahili first, English available. Works offline.

## Who it is for
- Landlords with roughly 3–40 units (apartments, rooms, shops) in Dar es Salaam, Arusha, Mwanza, Dodoma and across Tanzania.
- Their team: managers, caretakers, accountants and move-out inspectors (each with their own phone sign-in and permissions).
- Tenants use SMS links to read and sign contracts and to see deposit statements; they don't need an account.

## Key facts
- Pricing: first 3 units free forever; TZS 5,000 per unit per month beyond that (Standard plan). 30-day free trial of Standard. Reminder SMS included. Pay by M-Pesa, Tigo Pesa or Airtel Money.
- Contracts: Swahili or English templates, or the landlord's own template or uploaded Word/PDF; tenants sign with a 6-digit SMS code (Electronic Transactions Act, 2015); both get a PDF; amendments keep full version history.
- Rent: dashboard of paid, due and late; one-tap reminders to every late tenant; receipts by SMS.
- Money: deposits held separately from income, settlement after inspection, expenses with receipt photos, shared utility bills split between units, profit and loss per unit and property.
- Security: optional two-step verification, device management, activity log, backups and CSV export. Data handled under Tanzania's Personal Data Protection Act, 2022.
- Works without internet: payments, tenants and drafts sync when the connection returns.
